Logicor is a leading owner and operator of logistics and distribution facilities in Europe. Their current portfolio incorporates 7,7m square meters although this number is increasing rapidly. Their clients include Faurecia, Amazon, Grundfos to name a few.

Founded in Sweden, 1943, today IKEA Group is one of the biggest and most influential global chain that sells home furniture. IKEA has more than 20,000 employees on a global scale, 315 stores, while their own furniture are made in 44 production units. The IKEA Group operates throughout the whole value chain from range strategy and product development to production, distribution and retail.

In 2015 IKEA, the Swedish furniture giant approached Cushman & Wakefield Hungary, in order to provide a professional industrial solution that entirely covers the need and required standards of IKEA. According to the instruction, IKEA wanted to relocate its External Merchandise Pick-Up (EMPU) facility to a new location and higher quality property. The task was a challenge as IKEA had very strict requirements regarding the quality of the warehouse space, tenants in the park, location in terms of both distance and drive time from the IKEA retail unit in Budaörs and the timeframe for fit-out to be completed.
While keeping all the above specifications in sight, C&W also had to make sure, that all details are in accordance with IKEA’s high, technical standards and deliver a tailor-made, extremely personalized solution.

Based on these pre-conditions and fully understanding the prospective tenant’s requirements C&W has introduced Tulipán Park, which is an exclusive C&W mandate. Tulipán Park is a 30,000 sq m logistics complex along the M1 motorway at Biatorbágy, consisting entirely class “A” warehouse space, built to such high standards that could satisfy IKEA’s specific needs. The proposed location was also suitable from a distance and drive-time perspective. After the initial introduction, the negotiation processes started between IKEA and the property owner Logicor with C&W actively participating as intermediary. Between Spring and early Summer, the parties managed to agree on every important point of the lease and the uniquely specific fit-out requirements. This enabled IKEA to occupy the premises by the second half of October.
